How Skylight Installation Works
A skylight starts with the right opening size and location on your roof. Too small and it doesn't do the job. Too large and it weakens the roof structure. We measure twice, cut once. The opening is framed with lumber that ties into your existing roof rafters, then flashed—that's the metal collar that keeps water from running down the inside of the frame.
The skylight unit itself goes in next, sealed to the flashing with roofing cement. Glass or acrylic panels let the light through. We use manufacturer-approved units and install them to spec so the warranty stays good. A leaking skylight almost always means the flashing failed or the sealant dried out, not the glass. We can fix both.
After installation, the opening is trimmed on the inside of your attic or room. Drywall gets cut to fit around the frame, then taped and finished. The job is done when it looks like the skylight was always there and water runs down the outside of the roof, not inside your house.

- Can you install a skylight in my existing roof?
- Yes. If your roof is asphalt shingle, metal, or tile, we can frame an opening and install a skylight. The framing has to tie into solid roof structure—your attic space needs enough clearance. We inspect before quoting to make sure it's possible.
- What causes skylight leaks?
- Flashing failure is the most common cause. The metal collar around the skylight gets old, the sealant cracks, and water finds a gap. Ice damming in winter can force water up under the flashing. We strip the old flashing, inspect the frame for rot, and install new flashing with fresh sealant.
- How long does installation take?
- A single skylight install takes one day, start to finish. That includes framing, flashing, glass, and inside trim. If we're fixing a leak, the time depends on how much flashing is damaged and whether the frame got wet—sometimes we find rot that has to be cut out and replaced.
- Do you repair skylights damaged by storms?
- Yes. Hail can crack or break the glass, and wind can lift flashing. We replace the glass, re-flash the opening, and check that the frame is still square and sound. If your insurance is covering roof damage, they'll usually cover skylight damage too.
- What's the difference between acrylic and glass skylights?
- Acrylic is lighter and cheaper. Glass is clearer, lasts longer, and handles hail better. We install both, depending on your budget and roof angle. Either way, the flashing and frame are the same—that's where leaks actually start.
