How a Roof Inspection Works

Our crew climbs the roof in safe conditions and photographs every section. We check shingles or metal panels for missing granules, splits, curling, or wear. We look under flashing where leaks hide, test gutters for proper flow, and trace the deck for soft spots or past repairs. If we find damage, we document it with photos and measurements so you know what's there.

For pre-sale inspections, we create a detailed report with photos and a condition summary. This becomes your selling document—buyers and their lenders see exactly what they're getting. For post-storm inspections, we note wind damage, hail strikes, and water entry. If your insurance company needs to assess a claim, we provide the same documentation adjusters use to approve repairs.

We work year-round, Monday through Saturday. If a storm hits outside normal hours, we take emergency calls 24/7 so you can get a tarp up fast if there's active leaking. Every inspection takes 1–2 hours depending on roof size and complexity. You get the report within two business days.

Questions

Roof Inspection Questions

When should I get a roof inspection?
Get one before you buy a house so you know what repairs or replacement will cost. Get one before you sell to identify small issues before a buyer's inspector finds them. Get one after a hailstorm or high wind—sometimes damage isn't visible from the ground. And get one every 5–10 years if you haven't had a professional look at your roof.
What's the difference between a pre-sale and post-storm inspection?
A pre-sale inspection is thorough and unhurried. We photograph the whole roof, check all flashing and penetrations, and assess remaining lifespan. A post-storm inspection is urgent—we look for hail hits, wind damage, water entry, and leak points so you know if you need an emergency tarp. Both produce a written report, but the post-storm version prioritizes damage identification for insurance claims.
Will you help with an insurance claim?
Yes. We'll meet the adjuster, point out damage they might miss, and provide our inspection report as supporting documentation. We've helped homeowners get claims covered when insurers tried to lowball the damage. We don't file the claim for you, but we make sure the adjuster sees what's actually there.
Do I need to be home during the inspection?
You don't have to stay for the whole thing, but it's helpful if you're there at the start and end. We'll show you what we found, answer questions about your roof, and explain what repairs or replacement might be needed.
What if the inspection finds no damage?
That's good news. You'll have a detailed report showing your roof is sound, with an estimate of how many years of life remain. Use that for your own planning and for resale documentation.
